Prominent developer purchases over four acres in St. Pete Beach, plans mixed-use condo project

Delray Beach-based real estate developer Kolter Urban has acquired 4.5 acres of waterfront property on St. Pete Beach, with the intention of developing a mixed-use residential project on the site.

Kolter has developed numerous condo towers in downtown St. Pete, including ONE St. Petersburg, which opened in 2019; Saltaire, which opened in 2023; and the upcoming Art House, which is on track to debut in 2025.

On Monday, Kolter paid $9.85 million for a vacant property at the east end of Corey Avenue that was previously slated to be developed into Corey Landing, a 243-unit apartment community with restaurants, shops, a park, and boat docks.

Shovels may hit the ground in the future for the 49-story Waldorf Astoria Residences in downtown St. Pete, which would become the city's first hotel-branded luxury condominium.

During a Tuesday Development Review Commission meeting, commissioners unanimously approved the site plan, floor area ratio bonuses, and a building height bonus for the massive tower that would rise at 150 2nd Avenue South.

With the new approval of the DRC and recent passing from the City Council acting as the Community Redevelopment Agency, the team will need additional approval from the Federal Aviation Administration (FAA).

Vertical construction is nearly complete for Red Apple’s 46-story condominium tower, The Residences at 400 Central, as crews have reached the 43rd floor with a new floor being added every six days.

New York billionaire John Catsimatidis Sr., founder of Red Apple Group, and select media members gathered at the tower site on Monday morning for a ceremonial topping out celebration.

“I wanted to build something in honor of Margo’s parents who’ve been coming to St. Pete for 40 years,” said Catsimatidis Sr. “My only regret is that I did not invest sooner.”

Plan to preserve historic building and build condos on Mirror Lake approved by Development Review Commission

Local developer Backstreets Capital is proceeding forward with plans to preserve a historically significant property while building a new luxury condo building fronting Mirror Lake in downtown St. Pete.

During a Development Review Commission (DRC) meeting on Wednesday, members unanimously approved a setback variance request for the new project at 250 Mirror Lake Drive North.

The 0.47-acre site is currently home to an 87-year-old building that will be restored into a single-family home. Additionally, a new two-story residence will be built on the northeast corner of the property and an 18-unit condo building will be constructed on the west side of the property on what is currently a vacant lot.
