Exclusive: Foot Locker signs 110,000-square-foot lease for global headquarters in north St. Pete

Global athletic retailer Foot Locker has secured space for its new worldwide headquarters in St. Petersburg, a move that is expected to create 150 high-paying jobs.

The New York-based company has signed a lease for 110,000 square feet at 570 Carillon Parkway in the Carillon Business Park, multiple sources confirmed to St. Pete Rising.

The company will be located on the 1st, 3rd, and 4th floor, occupying space previously leased to Protect My Car and Tata Consulting Services.

According to previous documents, the company plans to lease the office space for 11 to 13 years.

Other tenants in the 250,000-square-foot building include Zelis Payments, Condominium Associates, D&A Services, LLC, American Coastal Insurance, and Monopoly Group Real Estate.

Built in 1998, the Class A office building at 570 Carillon was acquired by The Feil Organization in 2019 for $36.8 million. The building features an on-site café, fitness center, and FedEx drop box, and has recently undergone extensive renovations to its lobby and common areas.

Foot Locker currently operates a corporate office just two miles away at 140 Fountain Parkway North.

The five-story office building at 570 Carillon Parkway is centrally located in the Gateway Business District, surrounded by major employers such as Raymond James Financial, Jabil, and Franklin Templeton. The Carillon area also features entertainment destinations like TopGolf and is home to the developing Echelon City Center, a mixed-use residential and retail district currently under construction.

Barry Hanerfeld, Senior Vice President at CBRE, serves as the lead office broker for 570 Carillon.

The lease agreement follows Foot Locker’s announcement months ago that the Fortune 500 company would relocate its global headquarters to St. Petersburg.

“What this really does is build on what already is a very meaningful commercial and executive team presence in the St. Pete market,” said Foot Locker CEO Mary Dillon in an earnings call earlier this year. “We have a large center of gravity there already[we] have a large concentration of folks there already, and we think it's a great place for us to continue to grow and do business and continue to attract top talent.”

“We will maintain a limited presence only in New York, but we will have a presence connecting us to sneaker culture, sports, [and] fashion. We think this is going to continue to give us better opportunities, both for further collaboration across the business, and there's some financial benefit over time as well.”

In 2024, the City of St. Petersburg approved an incentive package of up to $475,000 for the company to relocate its headquarters from New York City to St. Petersburg in late 2025.

As part of the agreement, Foot Locker has committed to investing at least $20 million in its new headquarters and creating 150 new jobs with an average annual salary of $120,000.

The new headquarters is projected to contribute $18 million to local payrolls and generate an estimated $37 million in economic impact.

Currently, Foot Locker employs 156 people at its global headquarters in New York City but plans to maintain a minimal presence there following the relocation.

As part of its broader expansion, Foot Locker will also establish a Global Technology Services (GTS) Hub in Dallas, Texas, to “accelerate technology delivery and cross-functional collaboration,” according to the company.

Today, the sneaker retailer operates approximately 2,600 stores across 26 countries in North America, Europe, Asia, Australia, and New Zealand, with additional franchised locations in the Middle East and Asia.
