Multi-million-dollar renovation completed for 12-story City Center office tower in downtown St. Pete

The 12-story City Center office tower in downtown St. Petersburg has a fresh, modern look following a multi-million-dollar renovation.

The 242,115-square-foot Class A office building at 100 2nd Avenue South now features a contemporary atrium lobby, upgraded amenities, and state-of-the-art facilities.

The building, owned by Feldman Equities and its joint venture partners City Office REIT Inc. and Tower Realty Partners, has officially completed its renovation. This week, the owners unveiled a first look at the upgraded amenities and modernized features.

“We are delighted by the outcome. City Center is now the most modern building in downtown St. Pete after already boasting some of the best water views in the city. The glowing reception from our tenants and leasing prospects has validated all the hard work and investment,” said Larry Feldman, CEO of Feldman Equities, which leads City Center’s leasing.

Key highlights of the renovation: 

• A redesigned atrium lobby featuring modern finishes and welcoming lounge spaces. 

• A new fitness center with top-tier equipment, sauna, locker rooms, showers, and bicycle storage to promote wellness for tenants. 

• A state-of-the-art conference center with seating for up to 60 attendees, providing a larger setting for meetings and collaboration. 

• The opening of the new coffee and sandwich bar, Bean Wandering, which replaced Nature’s Table in a reconfigured space in the building’s lobby.

• Revamped exterior entrances, featuring new doors, enhanced landscaping, and upgraded lighting to create a striking and welcoming presence.

Dallas, Texas-based ENTOS Design led the renovation, which kicked off in June 2024.

City Center's standout feature continues to be its prime location in downtown St. Petersburg, across from Al Lang Stadium, offering waterfront views.

Feldman Equities and its partners own and manage two million square feet of office space in the Tampa Bay area including downtown St. Petersburg’s Morgan Stanley Tower, at 150 2nd Avenue North, and First Central Tower, at 360 Central Avenue.

The team behind City Center is also working on a redevelopment project in partnership with Miami-based Property Markets Group. Together, they plan to build the 49-story Waldorf Astoria Residences, a luxury condo-hotel tower at 150 2nd Avenue South.

The Waldorf Astoria Residences would replace City Center’s existing parking garage, making way for a 164-unit residential development featuring approximately 63,251 square feet of Class A office space and 14,398 square feet of ground-floor retail.

The proposed design includes a double-height ground level, 11 levels of parking with 754 spaces, and dedicated areas for both long-term and short-term bicycle parking.

The new garage would also accommodate parking for City Center office tenants.

While a construction timeline for the Waldorf Astoria Residences has not been announced, a sales center for the building will open soon in the lobby of Center Center.
