35-story condo tower Saltaire sells out in downtown St. Pete

Saltaire, a 35-story condominium tower under construction at 300 1st Street South, has sold out nearly a year before its expected completion in June 2023.

The modern high-rise is being developed by Delray Beach-based The Kolter Group. The company’s other St. Pete projects include ONE St. Petersburg, a 42-story condo tower located two blocks north of Saltaire, and Art House, also a 42-story condo tower coming soon to 200 Central Avenue.

Art House, which launched sales at the beginning of February, has already received reservations for over 100 of its 244 residential units.

Once complete, Saltaire will include 192 condominium units along with over 9,000 square feet of retail space on the ground floor fronting 1st Street and 2nd Street. Smith & Associates, the exclusive listing agent said residential units were initially priced between mid $700,000 for tower residences to $7 million for penthouse units.

The two- and three-bedroom residential units will range from 1,663 to 2,712 square feet, and feature open floor plans, glass walls, and expansive terraces with bay and city views. The four penthouse units will have either 7,630 or 7,910 square feet of indoor and outdoor space depending on the floor plan.

Saltaire will also feature a 7th floor amenity deck above the parking structure which will overlook Al Lang Field and Tampa Bay.

The $250 million project, which broke ground in April 2020, was announced in early 2019 after the Kolter Group purchased the 1.65-acre lot, formerly a surface parking lot for the adjacent Hilton St. Petersburg Bayfront Hotel, from Ashford Hospitality Trust for $17.5 million. As part of the land sale acquisition, Kolter agreed to contribute back to the Hilton by building them 205 parking spaces in the building’s five-story, 596-space garage.

At the time of its announcement, Saltaire was expected be the second tallest building in St. Pete at 400 feet. Currently ONE St. Petersburg, Kolter’s first project in St. Petersburg, which was completed in 2018, remains the tallest at 477 feet.

However, with the groundbreaking of 400 Central, a 46-story, 515-foot high-rise at 400 Central Avenue, and the recent announcement of Kolter’s third project, Art House, Saltaire will eventually be the fourth tallest building in St. Petersburg.

The St. Pete skyline is changing rapidly, and that pace of change will likely only accelerate as the demand for luxury condominiums remains high, as illustrated by the early sellouts of both ONE St. Petersburg and now Saltaire.

St Pete Rising first reported on Saltaire when it was announced in January 2019. Throughout the construction process, we have shared aerial photos of the building’s progress, which has since reached the 33rd floor and will top off in May. Two tower cranes remain onsite for construction. KAST Construction is serving as the general contractor for the project.

Completion of Saltaire is expected in June 2023.
