376-unit mixed-use development approved for Gandy Blvd in St. Pete

Last Week St. Pete’s Development Review Commission approved a redevelopment plan that will bring a 376-unit multifamily community along with a new marina and restaurant to a 39-acre parcel at 12000 Gandy Boulevard North.

THE 39-ACRE PROJECT ON SNUG HARBOR WILL INCLUDE RESIDENTIAL UNITS, A RESTAURANT, AND A DRY STORAGE MARINA FACILITY.

The property in being developed by Miami-based Key International. Key International’s real estate portfolio features a mix of residential, commercial, and hospitality properties scattered across the southeastern United States and southern Europe. In October 2021, the company sold a Residence Inn by Marriott and SpringHill Suites on Clearwater Beach.

The project in separated into a northern and southern parcel. The northern parcel will have two residential buildings with 120 rental units, an 8,000 square foot waterfront restaurant, a 37,800 square foot high and dry public marina building with 200 dry slips, and 45 public wet slips.

On the southern parcel will be 256 residential units and 225 private wet slips for residents of the residential units. 200 units of the residential units will be in multifamily buildings while 56 will be in townhome-style buildings.

The project features an 8,000 SF waterfront restaurant that will front Gandy Boulevard.

Amenities for the community include a pool, club house, volleyball court, playground, and recreational field. The project also includes a public boardwalk with a kayak launch.

The townhome buildings will be two-stories while the multifamily buildings will be four and five stories.

“This looks like a great project,” said Commissioner Melissa Rutland, “It is thoughtfully designed.” Developer Review Commissioners unanimously approved of the project.

The property sits in the Coastal High Hazard Area and is required to provide a hurricane evacuation and re-entry plan as well as enhanced building design standards.

A construction timeline for the project was not announced.
