New renderings revealed for The Nolen, a 23-story condo tower planned for downtown St. Pete

The developers behind The Nolen, a 23-story residential tower planned for 146 4th Avenue Northeast in downtown St. Pete, have revealed additional information about the project as it moves closer to reality.

DDA Development, which is led by Bowen Arnold and John Schilling, has announced that sales for the project is expected to begin in November. Smith & Associates Real Estate is the exclusive broker for the project.

The building, which is named after John Nolen, a city planner who drafted St. Pete’s first comprehensive plan, and will feature 31 residences and will top out at 288 feet.

The base of The Nolen will feature a three-story parking structure along with a residential lobby and 1,260 square feet of ground-floor retail space. In total there will be 63 parking spaces and 33 long-term bicycle spaces in the building. Ingress and egress of the parking garage will be off Rowland Court, a private street.  

The Nolen will feature a fourth floor amenity deck with heated pool and spa, fire tables, and cabanas.

According to a press release, The Nolen will be a “green-certified community” and will feature modern luxuries like concierge, a private fitness center, wellness room, and a social gather space named “The Saloon.” An amenity terrace will be located on the fourth floor and will feature a heated pool and spa, outdoor kitchen, fire tables, and cabanas.

Residences in The Nolen are designed for privacy with units having no shared walls. The boutique nature of the building provides a maximum of two units per floor with private foyers.

The lobby of The Nolen will feature 21-ft arched windows and is designed with natural tones and textures.

“St. Petersburg is in the middle of a transformation, and we are eager for The Nolen to become a part of the story,” says DDA Principal Bowen Arnold, “This project will offer residents New York-style sophistication with a Sunshine City twist – a lifestyle you can only find in Florida.”   

Craig Sher and Will Conroy of Backstreets Capital are also partnering on The Nolen. Tim Clemmons at PLACE Architecture designed the building while Melissa Kelly Design Studio designed the interiors. Amber Brinkley at Kippen Communications is handling public relations for the project and Clear ph is responsible for the website and branding.

The Nolen was previously approved by St. Pete’s Development Review Commission in August and is expected to break ground in the first quarter of 2022. Completion is expected in the second half of 2023. Pricing is set to begin at $1.2 million.
