42-story Art House condo tower tops out in downtown St. Pete

Soaring 450 feet, the 42-story Art House condominium tower in downtown St. Pete has now reached vertical completion.

The topping off of Art House marks a key milestone in the construction of the new 244-unit luxury condo tower at 235 1st Avenue South.

South Florida-based developer Kolter Urban, which has developed two other condo projects in downtown St. Pete, the 41-story ONE St. Petersburg and the recently completed 35-story Saltaire, will hold a private celebration on Thursday evening commemorating the construction milestone.

Inside Reflection, the newly completed 18-story condo tower soaring above Mirror Lake

Soaring 18 stories above Mirror Lake, the newly-completed Reflection condominium tower has started welcoming its first wave of residents.

At 200 feet tall, Reflection is the tallest building in the Mirror Lake neighborhood with 88 condominium residences, a rooftop pool and entertainment area, and 2,800 square feet of retail space at 777 3rd Avenue North in downtown St. Petersburg.

"We just received our Certificate of Occupancy [CO] for the full tower and clearance for the rooftop pool," HP Capital Principal Fred Hemmer said to St. Pete Rising while doing a walkthrough tour of the luxury tower.

Reservations Remain Strong as ONE St. Petersburg Releases New Penthouse Renders

With the tailwinds of a red hot downtown real estate market at its back, ONE St. Petersburg has continued to far exceeded expectations.

Since having an official grand opening event in February around 120 units have been reserved, representing sales of over $126 million. Dave Traynor, of Smith & Associates, said about a third of the reservations have come from existing St. Pete residents while another third have come from other areas in Tampa Bay. The remaining third have come from out of area buyers primarily from the Northeast and the Midwest.

Soaring over 450 feet, ONE St. Petersburg will be the tallest building in St. Petersburg and in Pinellas County. The 41-story, 253 unit condo tower, which is expected to break ground in the first quarter of 2016, will be located at 100 First Ave N.

Project: DRC Approves 72 Unit Condo Tower

According to the St.Petersburg Tribune, the Development Review Comission(DRC) approved a 16 story, 72 unit condo tower slated to be built on 145 4th Ave N in Downtown St.Petersburg.

The $40 million project would have 13 residential floors above a three floor parking garage.

Many neighborhood associations opposed the proposed project because they believe it is too large for the historic neighborhood.  However, the Walker Whitney Plaza condo tower is less than a block away and is of similar size with 56 units on 13 floors.
