One of the largest residential projects currently in development in St. Petersburg will now include affordable housing thanks to financial support from Pinellas County.

On Tuesday, the Pinellas County Commission unanimously approved $5.5 million for the construction of the first phase of Sky Town, which is expected to break ground in March and include 401 apartments, 121 of which will now be affordable.

Sky Town, which is being developed by Coral Gables-based Altis Cardinal, is a massive mixed-use development expected to bring 2,084 apartments across six five-story buildings to 3201 34th Street South in the Skyway Marina District.

The project, which sits on 34.2 acres, will also include over 80,000 square feet of retail space, 22,500 square feet of office space, 4,000 parking spaces, and 119,160 square feet of self-storage space.

A pile of concrete and rebar is all that remains on one end of the former 380,000-square-foot Ceridian office park in St. Petersburg's Skyway Marina District where a new master-planned community will soon rise.

Coral Gables-based real estate company Altis Cardinal is redeveloping the 34.2-acre site at 3102 34th Street South into a new $500 million mixed-use destination - now called Sky Town.

Altis Cardinal purchased the property in December 2021 for $40 million.

Today, over half of the buildings at the former office park are demolished, and construction crews are preparing to bulldoze another building to make way for the future development.

After hours of deliberation, St. Petersburg’s Development Review Commission approved a massive mixed-use development planned for the Skyway Marina District on Wednesday night. The mixed-use project was proposed earlier this year for a long-underutilized office park that previously housed Ceridian, a Minneapolis-based company that provides human resources software and services.

The 34.3-acre development, named Skyway Village, is a phased, master-planned project that will include demolishing most of the existing 380,000 square foot office park at 3102 34th Street South and constructing a series of new mid-rise buildings that include a mix of apartments and walkable community retail, most notably a Sprouts Farmers Market.

Skyway Village is being developed by Altis Cardinal Skyline 2, LLC, an entity controlled by Coral Gables-based Altis Cardinal, and will include 2,084 apartments, 80,920 square feet of retail space, 22,500 square feet of office space, and 119,160 square feet of accessory self-storage space, and 4,000 parking spaces.
