North America’s largest private homebuilder to build 53 luxury townhomes on Gandy in north St. Pete

The largest privately owned homebuilder in North America has acquired 10 acres in north St. Petersburg, where it plans to build a luxury townhome community.

Earlier this month, Toronto-based Mattamy Homes purchased 53 fully entitled townhome sites at 12000 Gandy Boulevard from Miami-based Key International for $12.64 million.

The property is part of the 39-acre Amara Bay Residences & Marina, a mixed-use project currently in development by Key International that will also include 418 apartments across six four-story buildings, an 8,000-square-foot waterfront restaurant, and a 37,800-square-foot public marina with 150 boat slips.

Key International purchased the entire Amara Bay site for $14.44 million in 2022.

After years of promises to revive 22nd Street South, the City of St. Pete is finally making progress on projects expected to bring new life back to The Deuces.

From the 1940s through the 1960s, 22nd Street South, from 2nd Avenue to 18th Avenue, was the heart of St. Pete’s Black community, filled with thriving businesses, music clubs, and restaurants.

But after I-275 cut through the area in the mid 1970s, the busy corridor slowly fell into decline.

Now, with a growing pipeline of new developments on the horizon, the Deuces is beginning to show signs of revival.

At a community meeting this week at the Enoch Davis Center, city officials gave updates on several ongoing projects.

Habitat for Humanity to build 100 affordable homes on former church site in Largo

An eight-acre property in Largo once home to the American Collegiate Academy will soon be redeveloped into an affordable housing community.

Earlier this month, Habitat for Humanity of Tampa Bay Gulfside purchased the site at 833 Wyatt Street for $4.75 million, with plans to construct 100 affordable townhomes.

The seller, American Collegiate Academy, purchased the site from the First Assembly of God of Clearwater for $2 million in 2019.

The property, which currently features 17 classrooms and a 900-seat auditorium, will be demolished to make way for the project.

Miami-based Key International has secured a $121 million construction loan for Amara Bay Residences & Marina, a 39-acre waterfront mixed-use community rising at 12000 Gandy Boulevard in north St. Pete.

Led by ABANCA USA, a financial group headquartered in Spain, the loan will fund the ongoing construction of the project, which will include 415 luxury apartments, an 8,000-square-foot restaurant, a 150-slip marina, and a host of resort-style amenities.

“Securing this construction financing marks a significant milestone for the transformative development of Amara Bay,” said Michael Vassilaros, Chief Investment Officer at Key International. “Our vision is to create one of the most sought-after multifamily communities in the country, furthering our legacy of developing distinctive destinations around the world.”

Local developer to build 26 new townhomes in Largo

Local real estate development firm Heron Properties is planning four new townhome communities that will bring a total of 26 new residences to Largo.

The company is currently developing other projects in the area, with the 10-unit Junction Townhomes underway in St. Petersburg’s Central Oak Park neighborhood and The Station, a 25,000-square-foot mixed-use development planned in Largo.

“From an urban infill perspective, downtown Largo offers the same authentic character we value in St. Petersburg’s Central Oak Park neighborhood - original brick streets with granite curbs, nearly century-old craftsman bungalows, and mature oak trees that define the streetscape,” Heron Properties Principal Grace Johnson said in a conversation with St. Pete Rising.

Johnson moved to Tampa Bay from Seattle nearly five years ago, simultaneously relocating the boutique development company’s office to Largo.

“We are introducing versatile housing choices that reflect the modern, walkable, and community-focused future of Largo. The area is attracting a mix of tourists and residents, and benefits from heavy public investment, with a strong emphasis on modern infrastructure and walkability,” she said.

Nearly six acres of underutilized land in St. Pete’s Lealman neighborhood is set to be transformed into a new affordable housing community.

Habitat for Humanity Tampa Bay Gulfside is expected to break ground by the end of the year on a project that will bring 57 new homes to families in need.

Located across from Lealman Elementary School at the corner of 58th Avenue North and 40th Street North, the new community will feature 31 single-family homes and 26 townhomes.

The townhomes will rise on a 1.74-acre parcel at 4000 58th Avenue North, while the single-family homes will be constructed on surrounding land.

The Housing Finance Authority of Pinellas County acquired the properties in 2016.

A major redevelopment is coming to North Kenwood, where the former Tampa Bay Times printing plant once buzzed with activity for over 60 years.

Dallas-based real estate firm Crow Holdings, founded in 1948 by legendary developer Trammell Crow, has filed plans to build a 392-unit garden-style apartment complex at 1301 34th Street North just south of Sam’s Club.

The plans, submitted on Monday to the Southwest Florida Water Management District, call for six four-story apartment buildings, a clubhouse, and 577 surface parking spaces.

The property went under contract on July 1st, according to CoStar.

Since all three parcels are zoned Industrial Suburban (IS), residential development would only be allowed through the Live Local Act or Section 17.5 of St. Petersburg’s land development regulations. Both options require that at least 40% of the residential units be set aside as affordable housing for households earning up to 120% of the Area Median Income (AMI).

A vacant stretch of land in the heart of Pinellas Park is slated to become a 40-unit townhome development.

National homebuilder D.R. Horton, in partnership with St. Pete-based HP Capital Group, is moving forward with a new project called Townes at Island Lake, located at 4210 78th Avenue North.

The 2.76-acre property sits near the intersection of 78th Avenue North and US 19, close to Ashley Furniture and Walmart Supercenter.

HP Capital Group recently completed the horizontal development of the townhome lots and has handed them over to D.R. Horton to begin vertical construction.

A new 10-unit townhome development is coming to St. Pete’s Central Oak Park neighborhood, located just west of the Grand Central District.

Seattle-based development firm Heron Properties has broken ground on the project, called The Junction Townhomes, located at 3601 1st Avenue North. This marks the company’s first development outside of Seattle.

The community will include four buildings situated around a landscaped central courtyard.

Heron Properties purchased the 0.42-acre property in 2022 for $770,000.

“We’ve started site work and expect to begin vertical construction in August,” said Grace Johnson, Principal at Heron Properties, in a conversation with St. Pete Rising.

A new townhome community is set to rise on the edge of St. Petersburg’s Grand Central District and Historic Kenwood, bringing a neighborhood feel to one of the city’s most vibrant urban corridors.

Indianapolis-based developer Onyx+East has officially launched sales for Blanc, a 24-unit luxury townhome project at 3001 1st Avenue North. The phased development will span seven buildings across a one-acre site.

The property, formerly home to a gas station, a single-family home, and an apartment building, was cleared prior to Onyx+East purchasing the site for $4 million in 2024. The parcel was previously owned by Salt Palm Development who planned to build The Bismarck, an 18-unit townhome community.
