Construction begins on The Nolen, a 23-story condo tower in downtown St. Pete
/Construction has begun on The Nolen, a 23-story condominium tower slated for 126 4th Avenue Northeast in downtown St. Pete.
The boutique condominium building will feature 31 residences and will be 288 feet tall. The project is being spearheaded by Tampa-based DDA Development, which is led by Bowen Arnold and John Schilling.

DDA is partnering with Ellison Construction of Tampa to build the condominium tower. Ellison Construction’s experience includes other notable projects such as Oxford Exchange and the Stovall House in Tampa.
“It was important to us to bring on a trusted, local company with intimate knowledge of building in Tampa Bay, specifically a luxury offering of this kind and the high expectations of us as developers, and ultimately our buyers,” said Bowen Arnold of DDA Development.
In addition to condominium units, the base of The Nolen will feature a three-story parking structure along with a residential lobby and 1,260 square feet of ground-floor retail space.
Part of The Nolen’s allure is its proximity to Beach Drive and the intimacy of the units.
“The Nolen offers new buyers an exclusivity unrivaled in this market,” said David Moyer, Director of Sales, Developer Services at Smith & Associates Real Estate, the broker for the project. “With only two residences per floor, robust amenity features and high-end finishes that are rarely available in the St. Pete condo market, the building strikes the right balance of luxury and privacy with a connection to the vibrancy of Beach Drive.”
The Nolen features a private amenity deck with a pool, spa, cabanas, and lush landscaping.
Sales for The Nolen have remained strong since the project’s announcement and the building is now 65% sold.
Prior to groundbreaking, a historic structure known as the Bay Gables house was relocated from the site to a lot in Historic Uptown.

Construction on The Nolen is expected to take 20 months with a completion in 2024.
DDA Development is also developing Orange Station at the Edge, a mixed-use development planned for 1301 1st Avenue North, and Sixty90, an apartment building planned for 6090 Central Avenue.
In addition to DDA, the development team on The Nolen features a host of Tampa Bay-based partners including Craig Sher and Will Conroy of Backstreets Capital, Tim Clemmons of PLACE Architecture, Melissa Kelly Design Studio who designed the interiors, Amber Brinkley at Kippen Communications who is handling public relations, and Clear ph who is responsible for the website and branding.
