Reflection, a proposed 18-story condo tower in St. Pete, is over 40% sold

Reflection will be located at the northeast corner of 3rd Avenue North and 8th Street in downtown St. Petersburg.

Downtown St. Pete’s Reflection condominium project continues to move toward ground breaking. 

The 81-unit tower, which is proposed for the northeast corner of 3rd Avenue North and 8th Street, has surpassed $30 million in sales with reservations exceeding 40% of the building. 

Reflection is being developed by a team led by Fred Hemmer, a veteran of the real estate industry, along with local businessmen Chad Horne, Nick Hansen, and Angelo Cappelli. The group is under contract to purchase a parking lot which is currently owned and used by BridgePoint Church.

The project was announced early last year with sales kicking off in September 2020. Conversions of the reservations to contract will begin later this month and a ground breaking is slated for the second quarter of this year. Construction is expected to take about two years with a completion expected in mid-2023.

A key selling point for Reflection is the expansive 12,000 square foot rooftop oasis featuring a pool, sauna, and spa.

The sales team, which is being led by Brian Sprague, Director of Sales at KW Commercial Services, along with Rachael Manzanares and Michelle Menke Fife, has seen an increase in interest for larger units, so much so that the building was reconfigured to introduce a new larger floor plan – the Onyx.

Onyx residences will occupy the southern portion of the building on the twelfth through seventeenth floors. With nearly 3,200 square feet of living space – including 2,695 interior square feet and 495 terrace square feet – the units will be the largest in the building. The Onyx units will have two full bedrooms along with an office and a den.

“We continue to see demand for larger units in the building and believe the Onyx floorplan will meet the needs of these buyers,” says Jon Wittner, Founder of KW Developer Services. “These units will offer views of the Skyway Bridge along with the downtown St. Pete skyline.”

Another unique offering in the building is the seventh floor residences with expansive terraces. Because of the building’s setback from the garage base, units on the seventh floor of Reflection feature expansive outdoor areas which the team is referring to as “urban yards.” For example, the Citrine residence on the seventh floor features under 2,000 square feet of outdoor terrace space along with 2,048 square feet of interior space.

Interest in the building has come from as far as Hawaii with a steady stream of inquires from major cities like Chicago and New York. However, the team also noted that there has been substantial local interest as well, especially from renters at nearby luxury apartment buildings like Icon Central and the Hermitage, both of which are located a few blocks away.

“What we’ve seen since the beginning of the year is a significant amount of pent-up demand from the Northeast and Midwest,” says developer Nick Hansen, “It’s safe to say people are looking to move to St. Petersburg for our weather and quality of life.”

Once all of the reservations are converted to contract, the team hopes to mobilize and prepare the site for ground breaking. Construction is expected to commence shortly thereafter. KAST Construction is serving as the general contractor for the project while ClearPH is handling the marketing and design for the project.
