Future site of 170-unit senior living community trades hands in the Skyway Marina District

A Florida not-for-profit group is leading the development of a new active senior living community in St. Pete's Skyway Marina District.

Convivial Life, an organization based in Venice, Florida that manages senior living communities, has acquired a 5.25-acre property at 4595 34th Street South that was slated to be the future home of The Manhattan, a new senior living development.

Convivial Life purchased the property in a roughly $21.365 million deal from Sarasota-based LifeStar Living.

“We're delighted to realize this opportunity,” Joel Anderson, representative for Convivial Life and CEO of parent company LifeStar said in a statement. “We've envisioned from inception that Convivial was most suitable to be the not-for-profit owner of the project.”

During the acquisition process, Convivial completed its preliminary certificate of authority with the state to become a licensed continuing care retirement community (CCRC) to enhance the project’s offerings by giving residents access to a full continuum of care from assisted living to memory care and skilled nursing.

The original plans called for the project to be completed in two phases; however, Convivial will construct the entire project in a single phase.

The nine-story residential building, now rebranded as The Convivial St. Petersburg, will offer 170 one-, two-, and three-bedroom apartment homes ranging from 1,067 to 2,470 square feet.

All residences will have open living space with coastal finishes, wet bars for easy entertaining, a full-size kitchen with quartz countertops, and a private balcony overlooking the coastal waterway, the Sunshine Skyway Bridge, and the redevelopment of Tropicana Field.

In addition to offering a full spectrum of care, the community’s resort-style amenities include a heated rooftop pool with cabana and lounge seating, a sky deck with twin bocce courts, a full-service gym, a juice bar, and an aerobics movement studio. The Convivial will also have a 116-seat auditorium and theater, a beauty salon and barber, a spa with massage services, and multiple on-site restaurants.

Indoor and outdoor dining experiences will include The Tavern at Hudson Yard for casual dining, Lenox Club for fine dining, and Tasting Room for fine spirits.

Unit reservations have opened for the pre-constructed apartments, which will have discounted pricing on upfront membership fees, expanded benefits for dining, care coordination, and savings on future health care needs.

“Convivial brings new savings and incentives for our first-generation members, especially with Convivial’s ability to access tax-exempt bond financing for the construction of the project where member’s monthly maintenance fees are lower and more predictable long-term,” Jessica Kraft, EVP of marketing and sales, said in the announcement.

Convivial St. Petersburg is the third senior living project owned and operated by the group. In 2022, LifeStar facilitated the transaction of two existing communities, The Cabana at Jensen Dunes in Jensen Beach and Jacaranda Trace in Venice.
