Aerial St. Pete: The Sunshine City continues to rise as major projects progress
The latest edition of Aerial St. Pete shows the progress of six major real estate projects currently under construction in St. Petersburg.

In the article, we show the construction progress for projects including Residences at 400 Central, Art House, 3rd & 3rd, Echelon Site 7 & 8, Institute Square, and Marina Club Apartments.
The Residences at 400 Central
400 Central Avenue
The Residences at 400 Central has officially topped out at 515 feet, making it the tallest building in St. Petersburg and the tallest residential tower on Florida’s west coast. The 46-story mixed-use luxury condominium tower is under construction in downtown St. Pete, with completion expected in mid-2025.
Once finished, the development will feature 301 condominium residences ranging from one to four bedrooms, along with 40,000 square feet of Class A office space and 60,000 square feet of ground-floor retail.
Foundation work began in late 2022, and the project secured a $252 million construction loan in early 2023. The tower reached vertical completion in September 2024.
A key highlight of the tower will be the exclusive 46th-floor Sky Lounge Observatory, offering breathtaking views of Tampa Bay and the Gulf of Mexico.
The tower is being developed by Red Apple Group and Suffolk Construction is the general contractor. A sales gallery is open at 465 Central Avenue, directly across from the construction site, with residences being marketed by Michael Saunders & Company.
Art House
235 1st Avenue South
Art House, a 244-unit luxury condominium tower, has topped out at 450 feet at 235 1st Avenue South, on a former surface parking lot next to 200 Central, St. Pete’s tallest office building.
Developed by Delray Beach-based Kolter Urban, the 42-story tower follows the firm’s previous projects in the city, including ONE St. Petersburg, a 42-story condo tower at 100 1st Avenue North, and Saltaire, a recently completed 35-story tower at 301 1st Street South. Kolter is also working on the 14-story TEMPO by Hilton hotel, currently in the permitting phase.
Construction on Art House began in mid-2022 and the building topped out in November 2024. Completion is expected in late 2025.
Designed by SB Architects of Coral Gables, the building will feature 6,100 square feet of ground-floor retail along Central Avenue and 3rd Street South. Coastal Construction is leading the build, while Smith & Associates serves as the exclusive broker.
3rd & 3rd
235 3rd Street South
Vertical construction is now underway on 3rd & 3rd, a new apartment tower rising at 235 3rd Street South in downtown St. Pete, directly across from the Publix-anchored University Village shopping center.
Developed by St. Pete-based Echelon in partnership with Tampa-based Third Lake Capital, the project will feature 268 rental units and over 15,000 square feet of ground-floor retail and restaurant space.
The apartments will range from studios to two-story penthouse units on the top floor, all designed with high-end finishes and modern appliances.
Construction on 3rd & 3rd began in 2024 and vertical construction began earlier this year. Completion is expected in late 2026. KAST Construction is the project’s general contractor.
Beyond this project, Echelon is also leading the development of Echelon City Center, a 20.5-acre master-planned community in north St. Pete that will feature at least 2,300 residential units and nearly 150,000 square feet of retail space upon completion.
Institute Square
750 5th Avenue South
Construction is progressing on Institute Square, a major expansion of Orlando Health Bayfront Hospital, further solidifying the hospital’s role in the Innovation District. The project, led by Orlando Health, marks the first major facilities expansion since the company acquired Bayfront in 2020.
Located immediately north of the hospital, Institute Square will feature three key buildings:
Bayfront Health Medical Pavilion – A four-story, 120,000-square-foot medical office building partnering with Florida Cancer Specialists & Research Institute and All Florida Orthopaedic Associates.
Bayfront Health Women’s Pavilion – A three-story, 60,000-square-foot facility offering comprehensive women’s care in partnership with Women’s Care.
Imaging Center & Parking Deck – A 9,500-square-foot imaging center within a multi-level parking garage, providing outpatient imaging and diagnostics.
Construction began in late 2023. The project has already topped out, with foundation work and structural progress well underway.
Turner Construction Company is leading construction, with completion expected in late 2025.
Echelon Lot 7 & 8
100 Main Street North
Construction is progressing on a 14-story luxury apartment tower at Sites 7 & 8 within Echelon City Center.
Located at the southeast corner of Carillon Parkway and Main Street, the 363-unit development will feature over 17,000 square feet of retail and restaurant space, a five-level parking garage, and secured bicycle parking.
The building is being developed by Echelon and will offer a mix of residences, including three-story townhomes, with high-end amenities. The sixth-floor amenity deck will include a pool, outdoor gaming and lounge areas, an indoor fitness center, a clubroom, a virtual sports simulator, and co-working space.
Designed by ARC3 Architecture and built by KAST Construction, the project is expected to be completed by summer 2026.
Marina Club Apartments
4341 34th Street South
The Marina Club Apartments, a mixed-use development in the Skyway Marina District, is on track to open later this year. Developed by Jack Dougherty of Allied Group Holdings, the 400-unit residential building features an eight-story structure with six floors of apartments above two levels of parking, offering views of Boca Ciega Bay.
The project also includes a 95,000-square-foot self-storage facility, a 2,400-square-foot Fifth Third Bank, and a 4,500-square-foot restaurant. The bank and self-storage facility are already open, while the apartment building remains under construction.
Work on the multifamily building began in 2022, with general contractor Skanska utilizing innovative pre-cast materials to erect all eight floors in just one month.
Completion is expected later this year and first move ins begin soon.
Marina Club is located next to The Convivial St. Petersburg, a proposed Continuing Care Retirement Community and LifeCare community that will offer 170 one-, two-, and three-bedroom homes ranging from 1,067 to 2,470 square feet.
