5-unit modern townhome community proposed near Gandy Boulevard in north St. Pete

A new townhome community has been proposed near Snug Harbor off Gandy Boulevard in north St. Petersburg.

Appropriately named the Snug Harbor Townhomes, the five-unit project is being developed by Integrity Investments Group, a Maryland-based real estate investment firm, at 10701 Snug Harbor Road Northeast.

The development will be located at 10701 Snug Harbor Road Northeast.

Each townhome will be four stories with over 3,800 square feet of living space. The homes will each have three bedrooms and three bathrooms along with a bonus room and two-car garage.

In addition to the indoor space, the townhomes feature an impressive amount of outdoor space with a ground floor backyard and lanai, balconies on the second and third floors, and a rooftop deck. The design of the development is “modern style with a fresh coastal flair.”

The ground floor features the garage, a bonus room, and the backyard space. “On the second floor, a spacious living room flows into an elegant dining room and kitchen area, all thoughtfully designed for daily use,” according to marketing material for the project. “The third floor showcases a variety of bedroom and bathroom configurations, each customized for turn-key convenience.”

Each townhome included a ground floor parking garage, two floors of living space, and a rooftop deck.

The proposed community will sit on a 0.34-acre lot which Integrity purchased in August 2021 for $310,000. The lot currently has a single-family home but is in an area that is seeing increased development activity.

The project will be located near a 39-acre mixed-use development that is planned for 12000 Gandy Boulevard North. That project, which sits directly on Snug Harbor, was approved earlier this year and will bring 376 new residential units along with an 8,000 square foot restaurant, 270 wet boat slips, and a 37,800 square foot high and dry public marina with 200 dry slips.

The project will be located near a 39-acre mixed-use development that is planned for 12000 Gandy Boulevard North.

Snug Harbor Townhomes will be Integrity Investments Group’s first project in St. Petersburg, FL. However, the company has previously worked on an 8-unit townhome community at 4210 West Carmen Street and a 4-unit community at 4311 West Fit Street in Tampa, FL.

Pricing for the Snug Harbor Townhomes and a construction timeline has not been announced.
