12-Story Condo Project Proposed Near Beach Drive in St. Pete
A local developer with deep ties to Downtown St. Petersburg has proposed a 12-story condominium building on 4th Avenue NE adjacent to one of their past projects.
JMC Communities, which previously developed Ovation, a 26-story building at 140 Beach Drive, The Florencia, a 21-story building at 100 Beach Drive, and Rowland Place, a 6-story building at 146 4th Avenue NE, has announced its latest project: The Perry.
The proposed 20-unit condo tower is planned for 136 4th Avenue NE, just west of Rowland Place and less than a block from bustling Beach Drive. Currently, the location is home to the Bay Gables house, a 1910-built Vernacular home which features both Colonial and Queen Anne architectural elements.
In January 1994, the Bay Gables house was awarded historic designation by the city and is now a protected structure. Consequently, the Bay Gables house will be moved less than a mile away to an empty lot at the northeast corner of 8th Avenue North and Dartmoor Street North in the Historic Uptown neighborhood.
The Perry’s name and design pays homage to C. Perry Snell, a prominent developer and philanthropist who moved to St. Petersburg in 1899. Mr. Snell is most well-known as the namesake for St. Pete’s Snell Isle and for developing the historic Snell Arcade in 1926. But he also had an appreciation for green space and worked with C. L. Straub, the namesake for Straub Park, to preserve St. Pete’s waterfront.
With 20 residences, The Perry will feature units ranging from 1,700 to 2,700 square feet, many of which will overlook the park space Mr. Perry himself worked to preserve. There will also be two penthouse condominiums available for custom design. All of the condominiums will embody design elements that Mr. Perry espoused including open floors plans, a considerable amount of natural light, and high ceilings.
With its art deco design, the building is very similar to the neighboring Rowland Place, which was completed in 2015 and to the historic Snell Arcade itself. Amenities at the building include a rooftop terrace, fitness center, bicycle storage, and a private garage.
The Perry joins a growing list of projects in the immediate area including the controversial Blue Lotus project, which was approved back in April, the under construction Galaxy Hotel, which topped out earlier this year, and Bliss condominium tower, which was completed in 2014.
